TERMS & CONDITIONS
These are your booking T&C’s for your perusal and some additional information. Please contact us at your earliest if there’s any discrepancy. Signature and Passport copy are required at the end of this form as per Maltese Law.
The premises are being granted by title of letting to be used exclusively for residential purpose of the Tenant or his/her immediate family. The landlord shall not recognize during the period of the lease any person other than the Tenant for the responsibility of the premises let.
Property Rules
Booking request and confirmation is an acceptance of the rules of the property which are being explained in detail below.
This document shall constitute an acknowledgement and acceptance of the same rules and regulations.
Check in / check out
Check-in time is flexible after 4pm / 16:00 if not agreed otherwise with the landlord.Check out time shall not be later than 10:00 a.m.
The administration reserves the right to make any necessary changes to these times according to the property requirements, which changes shall be notified in due time to the guest.
In case that different check-in / check-out requirements are needed, the guests are kindly requested to inform the administration beforehand, which request may not be accepted without any reason.
Late check-outs must be arranged in advance and may incur an additional fee.

Behaviour
The guests are responsible to take good care of the property and leave it in a clean and tidy condition at the end of the tenancy. On the check-out time the house is to be left in the same condition as at the time the guests came in. Kitchen along with the crockery and cutlery, must be left clean and back in the correct place upon leaving the property. If an unreasonable condition is found the administration will report such behaviour to platform booked from with value equivalent for cleaning and rectification of the situation.
Smoking is not allowed inside the property at all times. Smoking on the outside of the property, such as terraces or pool area, is allowed given that full respect to the rules and other members of the group is taken. Cigarette butts are to be disposed of properly and not thrown away on pool decking, garden, plants, etc. A penalty of €250 is applicable if there is evidence of such rule being broken. The tenant shall make sure that ashtrays are used on the outdoors and clean before leaving the property.
The Guest agrees to respect neighbours and keep noise to a reasonable level, especially during the hours of 10:00 PM to 7:00 AM. Failure to adhere to this may result in termination of the stay without refund. Moreover, the Tenant shall be solely and personally responsible for any illegal or immoral purposes for which the leased premised may be used within the parameters of Maltese Law. STRICTLY NO PARTIES!!!
Pets
This is a pet friendly accommodation. The administration accepts well behaved pets in all of our holiday homes. Please note that guests are to make sure that no hair will be left after your pet. It is completely unacceptable to allow pets on beds at all times. A charge of fifty Euro (€50) per sheet is charged if pet hair is noticed or found on sofas or beds. A charge of ninety Euro (€90) for quilt covers. This amount will be reported to your booking platform.
Responsibilities
Guests are required to abide by the terms and condition of the property including:
The guests shall in no way encumber or interface with the access to the property/pavement by leaving rubbish, cycles, perambulator carts, bath chairs, invalid carriages or goods belonging to him, agents, or guests.
The number of guests staying at the property must never exceed the number of guests on your booking any time during your stay or as agreed with the Landlord. The term household is identified by the address shown on the ID Card. Should you exceed such number, the lease will be terminated, and you will be liable to pay any fines or penalties imposed by the Maltese law including those of the Malta Tourism Authority.
Good care is to be taken and no damage is to be permitted to the accommodation.
Guests shall promptly notify the administration of any condition such as (but not limited to) adverse weather that may adversely affect the accommodation as well as take prompt action to ensure that contents forming part of the accommodation are secure such as umbrellas, doors and windows. These are the tenant’s responsibility and umbrellas must be brought inside during windy / stormy times.
Take appropriate care to leave the property in a clean and tidy state prior to your check-out. All garbage must be properly placed in untorn and undamaged rubbish bags. If the collection schedule doesn’t allow for disposing of the garbage it may be left by the door before exiting to the street for the administration to collect as long as it’s all in garbage bags. The BBQ (if applicable) must also be left relatively clean upon check out.
Guests are not allowed to operate any musical instrument, speaker or similar equipment and make any noise which shall be loud enough as to cause a nuisance to the other occupants of any premises or to the neighbourhood.
Guests are not allowed for any reason to access the roof of the property in any means as this could result in overlooking neighbours’ properties. Similarly, no drones are allowed to take off or land with a home point from inside the property.
Garbage is the responsibility of the tenant to be put out on the stipulated dates according to schedule listed on the house rules and can be found also in the house.
Ensure prior to your departure, you leave the house in a tidy, clean state, ready for the cleaner to spring clean the house including dishes being washed and taking out rubbish, placing it in the designated place outside of the house from 7am onwards according to the schedule listed on the house rules. If checkout date does not meet the garbage collection schedule, it is the tenant who is responsible for how and where to dispose of the garbage/rubbish.
A €100 penalty is applied if Garbage is left on the premises or outside of the premises *not according to Garbage collection schedule).
Breaching these conditions will result in the automatic termination of the stay, forfeiture of the security deposit paid (if applicable), reported to the booking platform and no refund is given. As with any resident of the islands you have a responsibility towards upholding the tranquillity of Malta & Gozo. Guests are always responsible to act in a responsible manner and to act legally in all their actions.
Landlord Responsibilities
The Landlord will ensure the Property is clean, well-maintained, and in working order upon check-in.
In the event of any malfunction of appliances or services (e.g., electricity, water), the Landlord will endeavour to repair these as quickly as possible. However, no refunds will be given for temporary loss of services.
Security & Liability
The Landlord is not responsible for the loss or damage of the Guest’s personal property during their stay.
The Landlord will not be liable for any injury or death occurring on the Property during the Guest’s stay, except in cases of proven negligence by the Landlord.
CCTV cameras are installed on the façade facing the entrances of the house for safety and security ONLY.
Cancellation by the Landlord
In the unlikely event that the Landlord needs to cancel the booking due to unforeseen circumstances, a full refund will be issued. The Landlord will not be responsible for any additional costs incurred by the Guest as a result of the cancellation.
Termination of Stay
The Landlord reserves the right to terminate the Guest’s stay without notice if the Guest or any member of the party fails to comply with these Terms and Conditions. No refunds will be provided for early termination.
Insurance
The Guest is advised to obtain travel and personal insurance for their stay. The Landlord’s insurance does not cover the Guest’s personal belongings or liabilities during the stay.
Governing Law & Disputes
This Agreement is governed by the laws of Malta. Any disputes arising under or related to this Agreement shall be subject to the exclusive jurisdiction of the courts of Malta.
Malta Government Eco Tax
As from the 1st July 2026 all tourists including locals, from the age of 18 and over are to pay Euro 1.50c per person for each night spent on the Maltese Islands for all types of holiday Accommodation. Capped at a maximum of €22.50 for each continuous stay. This is paid via a 'Stripe' payment link provided with check in instructions. To be paid prior check in.
Changes to Terms
The Landlord reserves the right to modify these Terms and Conditions at any time without prior notice. Any changes will be communicated to the Guest before the check-in date.
Force Majeure
The Landlord is not liable for any failure to provide the Property in the event of force majeure, including but not limited to natural disasters, pandemics, government actions, or other events beyond the Landlord’s control.
Electronic signatures
Any electronic signatures on this document are in compliance with European Regulation (EU) No 910/2014 of 2014 (known as ‘eIDAS‘).
What’s included in your holiday:
Self-catering occupation of the accommodation.
Bed linen, bath towels. It is not permitted to use bath towels for the pool or beach.
Basic cleaning material (incl. dishwasher & washing machine tablets).
Utilities such as water, electricity, gas and internet WIFI.
Not included:
All air conditioners carry pay-per-use charges through a coin meter, which is not included in the price. These accept only 1- and 2-euro coins
